A group of outcasts must survive their first year at college while being bullied by the jocks of Alpha Beta Fraternity. But their trials form a bond between them and they decide to form their own fraternity as a means of self-defense and as a way to take the fight to their muscular yet dimwitted opponents.

After being thrown out of the freshman dorms so the Alpha Beta's have somewhere to live, our pasty heroes must find someplace to live. They've located a house, but to call it rundown is an under-statement. The guys need to work together to turn the house into a place they would be proud to live in.
